Small apartment loan program

If you talk with any of the so called "big banks" about your loan, chances are that you will be quickly shown the exit door unless your loan is in a prime location, and is at least $1,000,000 in size. Small apartment loans are an important part of the US Economy, and yet in my opinion, this segment of commercial lending is widely ignored and under-served. The big banks can't be bothered.

We have this loan available through one of our smaller specialty banks, so these loans are available in metro Oregon, Washington, and California, and for certain properties in the central valley of California exclusively.

  • DSCR 1.20 to 1.30
  • Rate - mid fours (refer - changes often) Usually 5 year fixed
  • Loan to Value - 65% (can go higher)
  • 1.0 - 2.0 point fee
  • $250,000 minimum loan size
  • good resume
  • Reasonable financials, tax returns, and good credit
